The Phelps House is also available for wedding bridal showers, rehearsal dinners, brunch, wedding day photos, anniversary celebrations, etc.!

Guidelines

As you might imagine, user guidelines are required when renting any facility. (You can’t believe what it takes to restore and maintain a historic home…) We’ll try to make it as painless as possible!

 

  • The State of Missouri requires the Phelps House to collect sales tax on all fees.

 

  • To reserve your date, a refundable deposit of $500 for a wedding, $200 for other events, is required.  This deposit, or a portion thereof, will be retained in the event that the Phelps House is left in an unsatisfactory condition.  

  • The deposit is refunded at the end of the month following the event.  (For example, those holding an event in October will receive their refund after November 30.)

 

  • Lessee will not admit or permit to be admitted onto the premises any person not a member or guest of the Lessee.

 

  • Lessee will use or permit to be used by its members and guests only those portions of the facilities which the undersigned has been authorized to use by this lease.  Lessee will not open any locked doors and will not enter the basement.  It is Lessee’s responsibility to keep guests out of rooms not leased (closed doors and roped off areas).  A $50.00 per incident fee will be imposed to Lessee if violated.  Said fee will be deducted from the security deposit. 

 

  • Illegal activity of any kind within, on the grounds, or in the immediate vicinity of Phelps House will not be tolerated and will be cause for immediate eviction or a restraining order.

 

  • Altering the house or grounds in any way, such as adding garland, lights or other decorations to trees and shrubs, requires prior written permission and immediate removal at the end of the event.

 

  • Nothing shall be attached to walls, banisters or columns that could damage any surface.  No nails, tacks, staples, tape or adhesive of any kind shall be used.  (Acceptable options include:  ribbon, wrapped floral wire, or soft pipe cleaners).

 

  • If necessary, the dining room and library tables may be moved.  Before doing so, please speak with our Event Coordinator for more information.  Unfortunately, most other pieces in the home are too fragile to be moved (including the piano).  Additionally, the ferns may not be moved.

 

  • Traditional open-flame candles are NOT permitted.  Only flameless candles may be used. 

  

  • Rice and birdseed are not allowed inside the house.

 

  • Glitter is not permitted anywhere on the grounds or in the house.

 

  • The Ladies Parlor contains original furniture of the home.  Seating is not allowed on this furniture. 

 

  • The driveway to St. Ann’s school must remain clear of vehicles.  Parking is available in the lot to the south unless it is being used by St. Ann’s.

 

  • No fires are allowed in the fireplaces.

 

  • No smoke machines may be used in the house as they interfere with smoke detectors.

 

  • The back door must remain unlocked during any event to meet fire code requirements.
